Nevada Attainable Housing Account
The Nevada Attainable Housing Account (NAHA) was established by the Nevada Housing Access and Attainability Act through Assembly Bill 540 in the 2025 Session. The Act appropriated $133 million dollars to support the expansion of affordable housing opportunities to low- and moderate-income households, including funding for three critical areas:
- Development Opportunities
- Homeownership Opportunities
- Local Government Matching Fund
Development Opportunities
Funding for Development Opportunities increases Nevada's housing supply by creating more housing projects for a range of income levels. These projects come from land acquisition, multifamily rental housing, supportive housing, and for-sale homes.
Homeownership Opportunities
Homeownership funding supports programs that provide downpayment assistance, closing cost reimbursement, and interest rate buydowns.
In addition to the competitive funding awards, the Nevada Housing Division and Nevada Rural Housing invested $22 million to launch two statewide homeownership initiatives in December 2025: Worker Advantage and Rural Rocks.
Local Government Matching Fund
This fund helps local governments take meaningful action to increase the supply of attainable housing in their communities. The program leverages $25 million in funding to support local incentives and reimburse waived or deferred fees and taxes. As the program evolves, the Nevada Housing Division is working closely with local partners to identify new opportunities to support attainable housing development across our state.
Applications
As reported in the 2025 Nevada Attainable Housing Account Award Recommendations to the Nevada Attainable Housing Council in February 2026, at least $46,827,649 of unobligated funds remain available for 2026. (Please note that the amount may increase if 2025 awards are not expended fully or have been reduced post-award letter for any reason.)
The NAHA Allocation Plans below include eligible entities, pre-application threshold requirements, application criteria, and scoring for each funding year.
